Saltfleet Manor House is an historic Grade II listed Manor House dating from the late 16th century, with many original features. Sadly this means that the building is not always suitable for people with very limited mobility or sight impairment. Our Access Statement aims to describe our facilities honestly, in order to ensure that all of our guests will be happy and comfortable during their stay.
Arrival and Car Parking
Saltfleet Manor House is directly on the A1031 Main Road, through Saltfleet, opposite The New Inn. We have white picket fences. As you turn into the drive there are electric gates - we recommend you ring us a few minutes before arrival, and we will open these for you so you can come directly in to your designated parking space at the rear of the house. Alternatively if you park on the drive on arrival, you will need to go down two steps to the front door and ring the doorbell.
Main Entrance and Ground Floor Public Areas
The main entrance for guests is through the rear door from the gravelled car parking area. This is in the secured grounds of our walled garden and pool area. Everything is on one level outside, and the gardens are fully available for guest use, with plenty of seating (and sunbathing!) provided. The garden is completely secure for dogs - the pool is in a separate gated area.
You will enter the building through the bootroom, to our reception/hall area - this is all on one level, and leads to the dining area, again on the same level. There is a small snug/TV room provided for guests - however this is up two steps. We would note however, that in places the floors can be a little uneven and the doorways are very varied is size and some have a low head height.
The stairs are a particular feature of the listed status of the house, and although 5 feet wide, the treads can be small, shallow and uneven. There are 18 steps, with a large half landing and strong banister rails on both sides.
All of the bedrooms are on the first floor. The Cromwell Room is en-suite with a walk in shower. The State Room has a free-standing bath in the room, with a hand-held shower, and en-suite toilet and basin. The Jane Hardy Room has a 'threshold' entrance door, and a very large separate bathroom (down two steps) - with freestanding bath, and separate walk in shower. Lights are left on in hallways areas throughout the night, and there is a night-time assistance bell on the landing in case of emergencies. The showers have grab rails; anti slip mats are provided for all baths and showers, and a small step stool is provided for assistance with the baths.
The pool is in a fenced self-contained area of the garden. It is large - 6m x 10m and ranges from 1m depth to 3m depth. There are entrance steps at the shallow end. The hot tub has two steps up for access, and a handrail is provided for assistance. PLEASE NOTE: there is no supervision provided at the pool, children must NEVER be left in this area unaccompanied, and all pool activities are taken at own risk.
If any of your party are hearing or sight impaired, then please let us know so that we can help in any way we can. Also, if you have any dietary requirements, please let us know when booking so that we can ensure we can make the best possible provision for you. If you need to store any medicinal items in our fridge we are happy to do so, but will need to know when they are needed in case we go out.
DOG 'HOUSE RULES'
We are a dog friendly B&B! We are happy to welcome well behaved dogs. We charge £10 per stay per dog, and provide a dog bed, towel, bowls and a small welcome treat. Our garden is fully secure, and poo bags and a poo bin are provided. However, we would respectfully request that dogs are not permitted to sleep on the beds, nor should they be left unattended in the bedroom for any length of time. We are happy for dogs to come into the dining room for breakfast, subject to no objections from other guests (eg because of allergies etc) - usually breakfast times can be adjusted to accommodated all guest requirements in order to permit this.
Our surrounding beach areas are dog-walking heaven, but dogs can get wet and muddy - please ensure they are clean and dry before returning to your room - plenty of towels are provided, and there are facilities for cleaning your dog.
